Solved by layering and details. CLT (solid, not hollow) helps with airborne sound. For impact sound (footsteps), we apply soundproofing membranes, anti-vibration layers and floating floors.

Yes. The integration of building services and smart systems is engineered: pre-routing where appropriate (CNC) or false ceilings/floors for KNX, heat pumps, architectural lighting, without a single wire in sight.

Two projects with the same square footage can have completely different costs if they differ in architectural complexity, openings, finishes and access.

That's why we insist on technical costing: it reduces assumptions and "grey areas".
