CLT Construction Process: from Brief to Handover
Building on an island takes more than "good materials": it takes strict logistics, access control (truck/crane) and absolute control of the phases. That is why we design wooden villas and homes in Lefkada with a strict sequence of phases from the start.
We do not proceed to the next stage unless the previous one "locks". This is how scopes are protected, cost and schedule from last-minute changes, critical especially in a turnkey project.
Evaluation & Feasibility
Before anything is designed, the site must "answer" specific logistics questions. A negative feasibility means unpleasant surprises on the construction site, and on the island, every such surprise costs dearly.
- Logistics analysisSite access, grades/turns, crane position and staging area, before any design or costing begins.
- Define the goalsUse (owner-occupied vs luxury rental), level of finish and "hard" deadlines (e.g. the season), so the solution fits the real context.
Technical Organization & Value Engineering
The shell is not a "finish"; it is a system designed from the ground up around the Ionian requirements. Along with it, everything that cannot be changed later without cost is decided here.
- Shell design (Ionian-ready)Waterproofing, airtightness and thermal insulation as one system against moisture, wind and exposure; the layers are determined by analysis, not guesswork.
- Building services & smart-home integrationHidden service runs, architectural lighting, heat pumps and smart-home wiring, all without "breaking" the CLT aesthetic. This is decided before the factory stage.
- Scope with strict deliverablesWhat is included and what is excluded, engineered shell, partial fit-out or turnkey, to eliminate "grey zones" and overruns. The scope is "locked" before production begins.
Industrial Production (Off-site), CNC Precision
Production begins in parallel with site preparations. Each panel has a predetermined position in the digital BIM model and on site, based on CNC production orders.

- Just‑in‑time loading & transportPanels arrive in the correct assembly sequence, minimum "dead time" waiting on the island, maximum crane utilization.

Shell Implementation & Shielding
Erecting a CLT shell takes days to weeks, not months. Once the shell is "closed", the building is secured against the elements, and the interiors can be started regardless of the weather.
- Erection by craneControlled assembly sequence with certified crews; each panel is installed according to the shop drawings and verified on site.
- Sealing & airtightnessCritical joint and opening details so the building "locks" properly before the finishes; this cannot be fixed later.
